Dubai Sports City is one of the few places in Dubai where you can still buy a new apartment for under AED 1 million, a short drive from Dubai Marina and Al Barsha. Built around a cricket stadium, a championship golf course and a string of sports academies, it has grown from a niche address for sports fans into a busy residential community — and in 2026 it is one of the most active areas in the city for new off-plan launches.
EasyAcres is based in Dubai Sports City, at Stadium Point, so this is the community we know best. This guide covers what the area is like to live in, current prices, rents and yields, the new projects, and the trade-offs to weigh before you buy.
Where Is Dubai Sports City?
Dubai Sports City sits along Sheikh Mohammed Bin Zayed Road (E311), close to its junction with Al Khail Road. Its immediate neighbours are Motor City, Jumeirah Village Circle (JVC) and Al Barsha South, with Arabian Ranches a few minutes away.
Typical drive times outside rush hour:
- Dubai Marina and JBR — around 15–20 minutes
- Al Barsha and Mall of the Emirates — around 15 minutes
- Downtown Dubai and Business Bay — around 25–30 minutes
- Dubai International Airport (DXB) — around 30 minutes
- Al Maktoum International Airport (DWC) — around 25 minutes
What Is It Like to Live There?
The community was planned around sport, and that still shapes daily life:
- The Els Club — an 18-hole championship golf course designed by Ernie Els, with the Victory Heights villa community built around its fairways.
- Dubai International Cricket Stadium — a 25,000-seat international venue, with the ICC Academy next door.
- Academies and clubs — football, tennis, swimming and other sports academies are spread across the community, which makes it popular with active families.
- Everyday shopping — supermarkets, cafés and restaurants at the base of the residential towers, with larger malls a short drive away in Al Barsha and Motor City.
Families have nurseries and schools within the community, including Victory Heights Primary School, and more options in neighbouring Motor City and Al Barsha South. Check each school's current KHDA rating and waiting list before choosing a home around it.
Property Types and Sub-Communities
Most of Dubai Sports City is apartments, from older towers completed in the late 2000s to brand-new buildings with resort-style amenities:
- Apartment towers — the bulk of the community: studios to three-bedroom units, around the canal, the stadium and the golf course.
- Victory Heights — the main villa community, with larger family homes overlooking The Els Club.
- New off-plan buildings — a wave of recent launches from developers including Danube, Object 1 and others, many with post-handover payment plans.
The age of the building matters more here than in most areas. Older towers are cheaper to buy but can carry higher maintenance and service charges; newer ones command higher prices and rents.
Prices in 2026
Dubai Sports City remains one of the more affordable established communities in Dubai. Reported figures for 2026 vary by building and by source, so treat these as area-level guides:
| Property | Reported price range |
|---|---|
| Older ready apartments | around AED 850–1,100 per sq ft |
| Newer ready apartments | around AED 1,100–1,450 per sq ft |
| Off-plan apartments (2026 sales) | around AED 1,100–1,800 per sq ft, depending on project and unit size |
In practice, that puts many studios and one-bedroom apartments in the AED 500,000–1,000,000 range, with new off-plan two- and three-bedroom units above that. For example, Aurelia Residence by Object 1 offers studio to three-bedroom apartments with a 60/40 payment plan and handover scheduled for Q1 2028.
Always compare an asking price with recent Dubai Land Department (DLD) transactions in the same building before making an offer.
Rents and Rental Yields
Smaller units let quickly here, helped by the community's prices and its position between Dubai Marina and the newer southern districts. Reported annual rents in 2026:
| Unit | Typical annual rent |
|---|---|
| Studio | around AED 40,000–50,000 |
| 1 bedroom | around AED 50,000–65,000 |
| 2 bedrooms | around AED 70,000–95,000 |
Reported gross rental yields have been around 7–8.5%, among the higher figures for an established Dubai community, with studios usually at the top of that range and larger apartments lower.
Gross yield is before costs. Service charges in Dubai Sports City are commonly reported at around AED 11–20 per sq ft a year, depending on the building, and they are paid by the owner — so net yields are typically 1–1.5 percentage points lower. Read our guide to service charges in Dubai before comparing buildings.
Off-Plan Projects in Dubai Sports City
New supply is the biggest story in the community right now. Projects buyers are looking at in 2026 include:
- Sportz by Danube — two 39-storey towers on Golf Course Drive with studios to three-bedroom units, offered with a post-handover payment plan. Handover dates reported on listing portals have varied, so confirm the latest schedule with the developer.
- Aspirz by Danube — a newer Danube launch with a later handover date.
- Aurelia Residence by Object 1 — studio to three-bedroom apartments with gym, pools, cinema and wellness amenities; 60% during construction and 40% on handover, completing Q1 2028.
Just next door in Motor City, Solis by Sobha is a four-tower development around the Dubai Autodrome.
Off-plan here suits buyers who want a newer building and staged payments. For how payment plans, escrow and handover work, see our off-plan buyer's guide.
Who Dubai Sports City Suits
- Yield-focused investors — studios and one-bedrooms at relatively low entry prices with strong rental demand.
- First-time buyers — a way into a new or nearly new building for well under the price of Dubai Marina or Downtown.
- Active families — golf, cricket, academies and villa living in Victory Heights.
- Overseas buyers — freehold ownership is open to foreign nationals. If you are buying from India, see our guide to buying Dubai property from India.
The Trade-Offs
No area is right for everyone. Before buying in Dubai Sports City, weigh these:
- 1. No Metro station yet. The community is car-dependent. Bus routes connect to the nearest Metro stations, but most residents drive.
- 2. A lot of new supply. Several off-plan towers are due to complete over the next few years. New handovers can slow rent growth and resale prices in the short term, especially for older stock competing with brand-new buildings.
- 3. Building quality varies. Some older towers have had maintenance issues. Check the building's service-charge history and the condition of common areas before you buy.
- 4. Traffic at peak times. Entry and exit points onto Sheikh Mohammed Bin Zayed Road can be slow in rush hour.
What to Check Before You Buy
- Recent DLD transactions in the same building, not just the asking prices of nearby listings.
- Service charges per sq ft from the Dubai Land Department's service charge index, and how they have changed over recent years.
- Developer track record for off-plan — completed projects, delivery times and quality. Our guide on judging a newer developer explains what to look for.
- Escrow and RERA registration for any off-plan project, and the payment plan in writing.
- The full purchase cost — DLD fees, agency fees and mortgage costs. See how much it costs to buy property in Dubai.
- Rental demand for the exact unit type you are buying, especially if you are relying on the rent.
Comparing Nearby Areas
Dubai Sports City is often compared with its neighbours. JVC has more choice and a larger rental market; JVT is quieter, with more villas and townhouses; Dubai South is cheaper again but further out.
