Sell Property in Dubai
A free valuation based on real transaction data, professional marketing and a fully managed sale from listing to transfer — including for owners overseas.
How Much Is My Property Worth in Dubai?
The right asking price is the single biggest factor in how quickly you sell and how much you achieve. We value your property against recent Dubai Land Department (DLD) transactions in your building and community — what comparable homes actually sold for, not what other owners are asking — then adjust for size, floor, view, layout, condition and whether the property is vacant or tenanted.
You get a clear recommended price range and the evidence behind it. The valuation is free and comes with no obligation to list with us.

Our Selling Process
-
1
Valuation & listing agreement
We agree a realistic price range based on recent sales, then sign the RERA listing agreement (Form A), which sets the commission and lets us obtain the advertising permit to market your property legally.
-
2
Preparation & presentation
Professional photography, floor plans and a clear description. If the property is tenanted, we coordinate viewings with the tenant.
-
3
Marketing
Listed on the main Dubai property portals and shared with our network of buyers and investors, including overseas buyers.
-
4
Viewings & negotiation
We qualify buyers before viewings, handle offers and negotiate on price and terms in your interest.
-
5
Sale agreement (Form F)
Once a price is agreed, both sides sign the MOU and the buyer pays a deposit — commonly 10% — held until transfer.
-
6
NOC, mortgage & transfer
We coordinate the developer NOC, any mortgage settlement and the transfer at a registration trustee office, through to the new title deed.
What It Costs to Sell
- Agency commission
- Commonly 2% + 5% VAT, agreed in Form A
- Developer NOC fee
- Set by the developer — often a few hundred to a few thousand dirhams
- Outstanding service charges
- Must be cleared before the NOC is issued
- Mortgage settlement
- Your bank's early settlement fee and DLD mortgage release charges, if applicable
The 4% DLD transfer fee and the trustee fee are usually paid by the buyer, as agreed in the MOU. The UAE does not charge capital gains tax on individuals' property sales, though tax may apply in your country of residence.
Selling From Overseas
You do not need to be in Dubai to sell. With a Power of Attorney in place we can handle viewings, paperwork and the transfer on your behalf. Since mid-2025, sale proceeds must be paid to the owner named on the title deed, so overseas sellers usually need a UAE bank account in their own name. Our guide to selling property in Dubai from abroad covers the documents, Power of Attorney and timeline in detail.
Selling Off-Plan Before Handover
If your property is still under construction, you can usually sell it by assigning your contract to a new buyer once the developer's conditions are met — typically a minimum percentage of the price paid and a developer NOC. We check the developer's assignment rules before marketing so there are no surprises later. We work across Dubai, with particular depth in Dubai Sports City, Jumeirah Village Triangle (JVT), Motor City, Dubailand, Business Bay and Downtown Dubai.
Frequently Asked Questions
Anything else you'd like to know about selling? We're happy to talk it through — no obligation.
Ask Us DirectlyHow do you value my property?
We compare your property with recent Dubai Land Department transactions in the same building and community, then adjust for size, floor, view, layout, condition and tenancy. The valuation is free and there is no obligation to list with us.
How much commission do you charge to sell?
Seller commission in Dubai is commonly 2% of the sale price plus VAT. The exact terms are agreed upfront in the RERA listing agreement (Form A) before any marketing starts.
How long does it take to sell a property in Dubai?
It depends mainly on price and demand for your type of property. Once a buyer is found and the MOU is signed, transfer with a cash buyer commonly takes around 30 days; mortgage buyers usually take longer.
Can I sell a property that still has a mortgage?
Yes. You request a liability letter from your bank, and the outstanding loan is settled on or before transfer — often using part of the buyer's payment — after which the mortgage is released at the Dubai Land Department.
Can I sell my property if it is tenanted?
Yes. The tenancy stays in place with the new owner unless agreed otherwise, which suits investor buyers. Vacant properties often appeal to more end-user buyers, so we will advise on the best approach for your situation.
