Frequently Asked Questions
Everything clients usually ask us before buying, renting, or investing in Dubai — and if it's not here, it's one message away.
1. General
What services does EasyAcres offer?
EasyAcres provides a full range of real estate services in Dubai, including buying, selling, renting, and off-plan property investment. Our team offers personalized guidance to help clients navigate the Dubai property market with confidence.
What makes EasyAcres different from other agencies in Dubai?
We're intentionally lean — two founders, fully hands-on, no big-agency layers. With over a decade of experience in Dubai's market, we offer transparent, personal guidance rather than a volume-driven sales pitch.
Is there a fee for using EasyAcres' services?
Buyers and tenants typically don't pay us directly — our fee is usually covered by the seller or landlord side of the transaction. Where a commission does apply, we'll always confirm it with you upfront, before you commit to anything.
How can I contact EasyAcres for further inquiries?
You can reach us by emailing info@easyacres.ae, calling +971 58 573 9525, or messaging us on WhatsApp. Or use the form on our Contact page and we'll get back to you directly.
2. Buying
How do I start buying a property with EasyAcres?
It starts with a conversation. Contact us through the form on our site or drop us a message directly, and we'll get to know your requirements before guiding you through property selection, the purchase itself, and everything after handover.
Can foreigners buy property in Dubai?
Yes. Dubai allows 100% foreign ownership in designated freehold areas — including most of the communities we work in, like Dubai Marina, Downtown, and Palm Jumeirah. We'll flag which areas are freehold as we go.
What documents do I need to buy a property?
Generally a valid passport, proof of funds, and an Emirates ID if you're a UAE resident. Requirements can vary slightly by developer or financing route, so we'll confirm exactly what's needed for your specific purchase.
How long does the buying process usually take?
A cash purchase of a ready property can close in as little as 2–4 weeks. Add mortgage financing or developer NOCs and it typically stretches to 4–8 weeks. We'll give you a realistic timeline once we know the specifics.
3. Off-Plan
Does EasyAcres assist with off-plan property investments?
Yes, off-plan is one of our specialisms. We provide insight into upcoming projects and help clients identify opportunities that genuinely fit their investment goals — not just whatever's newest on the market.
What's the difference between buying off-plan and a ready property?
Off-plan means buying directly from the developer before or during construction, usually at a lower entry price with a staged payment plan. Ready properties are move-in ready now, with the full price typically due at transfer.
Are off-plan payment plans flexible?
Most developers offer staged payment plans tied to construction milestones, with a final instalment on or after handover. Terms vary by developer and project, so we break down the specific plan for anything you're considering.
What happens if a project is delayed?
Delays can happen with any developer. It's one of the reasons developer track record matters as much as the project itself — we factor reputation and delivery history into every off-plan recommendation we make.
4. Renting
What's the process for renting a property through EasyAcres?
We start by understanding your budget and must-haves, shortlist matching units, arrange viewings, and handle the paperwork — contract, Ejari registration, and move-in — so you can focus on the move itself.
How much deposit is required to rent in Dubai?
Typically 5% of the annual rent for an unfurnished unit, or 10% for furnished — plus a refundable deposit to DEWA for utilities. We'll confirm exact figures for any property you're considering.
Can EasyAcres help me find tenants for my property?
Yes — we handle marketing, viewings, tenant screening, and contract paperwork for landlords, with the goal of finding a reliable tenant, not just filling the unit fast.
Do you charge tenants a commission?
Standard practice in Dubai is a one-time agency fee of around 5% of the annual rent, paid by the tenant. We'll always confirm this with you before you view a property, never after.
5. Working With Us
Do you only work in specific communities, or across all of Dubai?
We work across Dubai, though we're especially deep in Marina, Downtown, Palm Jumeirah, Business Bay, and Dubai Hills. If you're looking elsewhere, we'll say so honestly and still help however we can.
Will I work with the same person throughout, or get passed around?
The same person, start to finish. With just two founders fully hands-on, there's no hand-off between a sales agent and someone else for paperwork — whoever you start with is who sees it through.
Do I need to come into your office to get started?
No — most of our clients handle everything remotely, from first call to signed contract. You're always welcome to stop by our Sports City office if you'd rather meet in person.
I'm not based in Dubai — can you still help me?
Yes. With Power of Attorney, we can manage paperwork, NOCs, and developer coordination on your behalf, so overseas buyers and investors can complete a purchase without needing to be on the ground.
If you didn't find your answer here, just ask — a founder will reply, not a chatbot.
