The Area

Why buyers look at Downtown

A landmark address

Burj Khalifa, The Dubai Mall, Dubai Fountain and Dubai Opera are all within the community, which keeps demand high from buyers and tenants.

Easier to resell and let

A well-known, fully built address tends to be more liquid than newer areas, which matters when you want to exit or find a tenant.

Central for work

DIFC and Business Bay are next door, with the Burj Khalifa/Dubai Mall Metro station and Sheikh Zayed Road on the edge of the district.

Downtown Dubai at a Glance

Downtown Dubai is Emaar's flagship district around Burj Khalifa and The Dubai Mall, bordered by Sheikh Zayed Road, Al Khail Road and Business Bay. High-rise apartments line Mohammed Bin Rashid Boulevard and sub-communities such as The Opera District and South Ridge. It is a designated freehold area, so foreign buyers can own property outright.

New supply comes mainly from Emaar launches and a growing number of branded residences, alongside a large resale market. Prices per square foot are among the highest in Dubai, so buyers here are paying for address, views and liquidity rather than space.

Living in Downtown

Downtown is one of the few parts of Dubai where you can comfortably walk to shops, restaurants and the Metro. The Dubai Mall covers day-to-day shopping. Roads around the mall get busy at weekends and during major events such as New Year's Eve, which is worth knowing if you plan to drive daily.

Buying in Downtown Dubai: Common Questions

Still have questions? We're happy to walk you through any project or building.

Ask Us Directly
Can foreigners buy property in Downtown Dubai?

Yes. Downtown Dubai is a designated freehold area, so foreign nationals can buy apartments outright, whether or not they live in the UAE.

Are there new off-plan projects in Downtown Dubai?

Yes, although fewer than in newer areas. New supply comes mainly from Emaar and branded residences. Our current Downtown projects are listed on this page, and we can tell you about launches before they are widely advertised.

Is Downtown Dubai good for short-term rental?

Tourist demand around Burj Khalifa and The Dubai Mall is strong. You need a holiday-home permit from Dubai's Department of Economy and Tourism, and the building must allow short-stay use. High service charges should be part of your yield calculation.
